average value anticipated to be over $500k. The City Mayor required creation of the
HOA as a condition of development approval because the City wanted to avoid
recurring maintenance costs for housing developments with large and dispersed
common areas that require environmental agency compliance.
Chestnut Woods must protect and maintain the 27 acres of common area that
include 8 wet basin areas and require environmental agency compliance. The City
also wanted to protect property values through ensuring architectural consistency,
and home owner compliance with city and association improvement / maintenance
